101 Bennett Street SB 9 Urban Lot Split

Application to the City for ministerial processing of an “urban lot split” pursuant to SB9 by property owner, Scott Rice for APN 005-094-012.  The parcel is currently vacant except for a driveway that bisects the proposed lots and serves the adjacent parcel at 230 American Hill Road, and another driveway that is located on the eastern half of resulting parcel 2.

The site has a zoning designation of Single Family Residential (R1). An intermittent drainage swale enters the property from the west and enters a culvert prior to entering the project site.  A 10-foot wide public utility easement is located along the northeast boundary, widening to 20-feet at the northern boundary of resulting parcel 2.
