Variance- 414 Main Street

PROJECT: The applicant is proposing to construct a 6-foot fence along the exterior side-yard of their property, along Court Street, and within the 30-foot front yard setback.  Section 17.80.150 require that fences over 3-feet, 6-inches in height conform to standard setback requirements. The exterior, side-yard setback for an R1 zoned property is 10-feet and the standard front yard setback is 30-feet. Because the 6-foot fence is proposed directly along the Court Street side property line, and 24-feet from the front property line, the proposed fence does not conform with setback standards and a Variance is necessary to carry out improvements as proposed.  The existing residence encroaches by 10-feet into the 30-feet front yard setback at a 20-foot distance from the front property line and staff suggests that the Variance request also address the existing non-conforming nature of the 1800s residence.
